Elon Musk warns about Tesla's stock price

tesla stockTesla investors may be all smiles for now, but CEO Elon Musk is warning them that the stock is overvalued.

"The stock price that we have is more than we have any right to deserve," he said in London Thursday at the opening of a Tesla showroom in London. And he's got a point. Shares are up 400% this year and are trading a nearly 100 times 2014 earnings estimates.
It's not the first time Musk has said that Tesla(TSLA) shares are flying too high, but investors haven't really bothered to pay attention. He used almost the same language about the stock's valuation during an interview with CNBC in August. But the stock has climbed 10% since then.
Musk's latest comments come just a few days afterNetflix (NFLX) CEO Reed Hasting's note of caution about his company's stock. In a letter to shareholders that accompanied the company's earnings report, Hastings said some of the "euphoria" for the stock feels like 2003, when shares of Netflix rallied 400%. The stock plunged in 2004 and has been fairly volatile for the past decade.
This year, Netflix's stock is up a considerable 260%, making it the second best-performing stock in the S&P 500. Shares are trading at 85 times 2014 earnings estimates.
"Momentum investors" are "driving the price more than we like normally," Hastings added during a conference call with analysts to discuss its strong third-quarter earnings.
It's fairly rare that CEOs try to talk down their stocks, given that one of their goals is to boost shareholder value. Experts say investors should take heed.
"If the guy who runs the company and has insight is saying something, you need to read those tea leaves," said Joe Saluzzi, co-head of equity trading at Themis Trading.
In September 1999, Steve Ballmer, who was then president of Microsoft (MSFT,Fortune 500), warned that the overvaluation of technology stocks at the time was absurd. He included Microsoft in that category. Shares of Microsoft eventually plummeted with the rest of tech after the dotcom bubble burst in 2000. (Ballmer is now Microsoft CEO, but he will be retiring at some point within the next year.)
Investors should also keep an eye on what insiders and other big investors are doing with momentum stocks, Saluzzi said. Earlier this week, billionaire Carl Icahn said he dumped more than half his stake in Netflix and booked a sweet profit.
Still, it's difficult to call a top for momentum stocks.
"The market can be irrational, and who knows how high these stocks can go," Saluzzi said.

Short-sellers, investors who bet certain stocks will go down, have all but given up on the high flying names. Short interest, which is the number of shares being held by short sellers, in Netflix has declined from almost 15% of outstanding shares in January to less than 2% now. In Tesla, short interest dropped from almost 25% earlier this year to just 10%.
"It's very difficult to short these stocks" Saluzzi said. "Even if investors have good reasons they think the stock should go down, they can get their faces ripped off."
And even though Musk warns Tesla's stock is too high now, he is optimistic that somewhere down the line, Tesla will grow into its current valuation.
"We're going to do our best to fulfill the expectations of investors, and I think in the long term that stock price is going to seem fair," he said.

Stock de créditos para la vivienda alcanzó récord de US$48.820 millones en junio

Estas cifras se dan a conocer en medio de mayores restricciones por parte de los bancos para el financiamiento de este tipo de bienes, luego de la discusión de casi dos años respecto de la existencia o no de una burbuja inmobiliaria.

A un nivel récord, tanto en monto como en número de operaciones, llegaron en junio los préstamos para la compra de viviendas, según la información proporcionada hoy por la superintendencia del ramo (SBIF).
Estas cifras se dan a conocer en medio de mayores restricciones por parte de los bancos para el financiamiento de este tipo de bienes, luego de la discusión de casi dos años respecto de la existencia o no de una burbuja inmobiliaria.
Un reflejo de esas mayores restricciones es lo difícil, por ejemplo, de conseguir un crédito por el 100% de la vivienda. Hoy, los bancos más "arriesgados", no prestan más allá del 90% del valor de una propiedad.
Según el estudio Indice Real de Precios de Viviendas (IRPV) dado a conocer hace algunos días por la Cámara Chilena de la Construcción, en el segundo trimestre, la venta de viviendas en el Gran Santiago tuvo una caída de 4,4% respecto de igual período de 2012. En los primeros seis meses del año, la venta de casas y departamentos en el Gran Santiago disminuyó 0,4% anual y 1,7% en comparación con el semestre anterior.
A pesar de ello, el precio de las viviendas comercializadas en el segundo trimestre se incrementó 8,9% anual. Eso se explica por la expansión en departamentos (16,5%), pues el valor de las casas se redujo 3,8%.
Según los datos divulgados hoy por la SBIF, en junio el stock de créditos hipotecarios sumó $24.947.402 millones, lo que equivale a US$48.820 millones, 2,1% respecto al mes anterior y 12,6% más que en igual mes del año anterior.
En tanto, el número de operaciones sumó 1.316.791, unas 20 mil más que el mes previo y 77 mil por encima de junio de 2012.
Los créditos con mutuos hipotecarios no endosable lideraron el crecimiento, con un incremento de 2,3% en su stock con respecto del mes anterior. Le siguieron los mutuos hipotecarios endosables, con un crecimiento de 1,2%. En tanto las letras hipotecarias mostraron un retroceso de 0,7%.
Leve alza de tasas
En junio, las tasas de los créditos de más largo plazo (de entre 13 a 20 años y de más de 20 años) anotaron una leve alza, al pasar desde 4,5% a 4,6% en ambos casos. Para períodos de entre 9 y 12 años la tasa se mantuvo en 4,6%.
Eso sí, para plazos más cortos, de entre 1 a 8 años, la tasa bajó desde 5% a 4,8%. Así hoy se ubica en su menor tasa desde abril de este año.
En conjunto, los bancos Santander, de Chile y BancoEstado manejan el 58% de los montos prestados y más del 76% de las operaciones.
Fuerte crecimiento desde 1982
Hace una semana, la gerente de Estudios de la Asociación de Bancos e Instituciones Financieras (Abif), Leonardo Hernández, destacó que los créditos hipotecarios han aumentado en 30 veces en Chile desde 1982 hasta la fecha, de los cuales aproximadamente el 90% corresponde a los bancos, ya que las compañías de seguros y otras instituciones pueden financiar la compra de viviendas.
"La banca chilena pasó de financiar 42 mil operaciones hipotecarias en 1982 a 1,3 millones a la fecha. Además, hoy la banca beneficia a 9 de cada 10 chilenos que utilizan un crédito para acceder a una vivienda", dijo en el marco de la Conferencia Anual Interamericana y del Caribe de la Vivienda, organizada por la Cepal.
"Este incremento ha otorgado una serie de beneficios a los consumidores, que pasaron de financiarse a tasas de interés del 14% real hace 30 años a niveles que hoy llegan al 4,5%. Esto ha permitido que el número de viviendas, en estos años, pasara de 2,5 millones a 5,7 millones, sostuvo Hernández.
